Planning Project for 103 Unit Housing Project at 21837 Geyserville Ave.
Developer City Ventures (applicant Kelso G. Barnett) has proposed a 103-unit residential condominium project on 5.11 acres at 21837 Geyserville Avenue, with the revised application including 20 on-site affordable housing units added to qualify for State Density Bonus Law waivers. As of April 10, 2026, Permit Sonoma notified the developer that the revised application is still not in compliance with the General Plan, Zoning Code, and other applicable plans, requiring yet another revision, particularly around affordable unit count (bumping from 20 to 21 units) and affordable unit square footage requirements. Once a compliant application is submitted, a Design Review Committee public hearing is expected in May or June 2026. The Geyserville Planning Committee (GPC) is actively tracking the project, encouraging community input, and will hold a special meeting as soon as a revised application is accepted. Public Utility Facility Project for New Well at 87 Crowell Street, Geyserville
California American Water (owner Charlie Wolfe, applicant Teresa Valentine) has proposed a new public utility well on a 0.11-acre residential-zoned parcel at 87 Crowell Street in Geyserville. The project would drill a third community well with a pump located 100 feet underground, along with chemical storage, a standby generator, associated piping, an 11-foot security fence along the front property line, and an 8-foot sound wall along the northern side. The application (Permit Sonoma File No. UPE24-0027) was filed in March 2024 and was deemed complete for processing on August 25, 2025, triggering environmental review. The next step is a Board of Zoning Adjustments public hearing, with Permit Sonoma required to give 10 days’ notice in advance. The public comment period is currently open, and residents can submit comments to Permit Sonoma Planner Jacob Sedgley or to the GPC at president@geyservilleplanningcommittee.com.
